Co-hosting is a delegation, not a transfer. Here's how the owner–co-host relationship, responsibilities, communication, and compensation actually fit together.
The relationship is a delegation, not a transfer
When you add a co-host, you are delegating part of the work of hosting — not handing over ownership or responsibility. The property, the listing, and the guest experience remain yours. The co-host simply operates parts of it on your behalf.
Dividing responsibilities
A clear co-hosting arrangement maps out who does what. Common divisions:
- Guest communication: who answers inquiries and how quickly.
- Turnovers: who schedules and quality-checks the cleaning.
- On-site presence: who meets guests, handles lockouts, and checks the unit.
- Maintenance: who takes the call when something breaks.
- Pricing and calendar: who adjusts rates and availability.
- Listing management: who writes and updates the listing.
Some owners delegate everything; others keep pricing and finances and hand off only the on-site work. Both can work. Ambiguity is what doesn't.
Communication
The co-host is often the guest's primary point of contact, but the owner should never be blind. Agree on how the co-host will keep you informed — a weekly summary, a shared log, or immediate alerts for anything serious.
Property oversight
Even with a co-host, the owner keeps oversight: periodic inspections, review of guest feedback, and visibility into the calendar and finances. Delegation without oversight is how small problems become bad reviews.
Compensation concepts
Co-hosts are most often paid a percentage of each booking — commonly in the 10–20% range for full service, less for narrower scope. Some arrangements are flat-fee or per-turnover. The right structure depends on the scope, the market, and the value of the work. Whatever you choose, put it in writing.
