Airbnb Host Advisor ("HostAdvisor," "we," or "us") is a practical educational field guide for Airbnb hosts, landlords, and rental-property investors. These Terms of Use ("Terms") govern your use of the HostAdvisor website and services. By creating an account or using HostAdvisor, you agree to these Terms.

1. About HostAdvisor

HostAdvisor is an independent educational resource. We are not affiliated with, endorsed by, or operated by Airbnb, Inc. or any other third-party platform referenced in our content. References to Airbnb, government agencies, tax authorities, or third-party services are for educational purposes and do not imply endorsement or affiliation.

HostAdvisor provides educational content, tools, frameworks, calculators, and operational guidance. We do not guarantee hosting success, occupancy, revenue, profitability, investment return, property appreciation, or regulatory approval.

2. Account Types

2.1 Free Host

A Free Host account is a free authenticated state that provides access to additional resources and personalization features. Creating a Free Host account does not require payment.

2.2 Member

A Member subscription is a paid recurring membership that provides access to deeper operational resources. Member pricing is $14.99/month (standard) or $9.99/month (founding, eligibility-based).

2.3 Premium

A Premium subscription is a paid recurring membership that provides access to advanced tools, systems, and analysis resources, including everything in Member. Premium pricing is $34.99/month (standard) or $29.99/month (founding, eligibility-based). Premium does not include personal consulting or direct access to any specific individual.

3. Founding Pricing

Founding pricing is a special eligibility-based price, not a separate membership tier. If you are eligible for Founding pricing:

  • Your discounted price applies while your paid membership remains continuously active.
  • Founding pricing survives upgrades or downgrades between Member and Premium while you remain continuously paid.
  • Founding pricing ends when your paid membership is cancelled or terminates.
  • If you later rejoin after cancellation, you will be charged the then-current standard pricing, unless HostAdvisor explicitly restores your Founding eligibility.

4. Billing

Paid memberships are billed monthly at the price shown when you subscribe. Your subscription renews automatically each month until you cancel. You can cancel at any time. The payment processor handles payment information — HostAdvisor does not store your raw payment-card data.

5. Cancellation

You can cancel your subscription at any time. When you cancel, recurring renewal stops, and your paid access continues through the end of your current billing period. After that, your account returns to Free Host status. If you had Founding pricing, that Founding pricing ends with the paid relationship.

6. Upgrades and Downgrades

You can change between Member and Premium plans. Any billing changes associated with changing plans will be shown before the change is confirmed. Founding pricing, if applicable, follows the rules in Section 3.

7. Failed Payments

If a payment fails, HostAdvisor will provide a reasonable opportunity to correct the issue. However, a failed payment cannot create permanent paid access. If payment issues are not resolved, your subscription may be suspended or cancelled, and your account may return to Free Host status.

8. Refunds

HostAdvisor's refund policy is being finalized for the Founding Host launch. If you believe you were charged in error (accidental purchase, duplicate charge, or technical failure), please contact us through the support channel listed on this page. Refund requests will be reviewed on a case-by-case basis.

Note: This refund policy is a draft pending Product Owner approval. The final policy will be published before live billing begins.

9. Membership Is Access, Not Ownership

Purchasing Member or Premium access does not transfer ownership of HostAdvisor intellectual property. You receive a limited right to use entitled materials according to these Terms and the applicable license in Section 10.

10. Content License

HostAdvisor grants you a limited, non-exclusive, non-transferable license to use HostAdvisor resources for your own hosting, rental-property, or investment activities. You may:

  • Complete worksheets and use calculators for your own properties and deals.
  • Adapt templates for your own operation.
  • Print working copies for your own use.
  • Use outputs internally in your own business.

You may not:

  • Redistribute HostAdvisor source resources publicly.
  • Resell templates, worksheets, or guides.
  • Republish paid guides or articles.
  • Create competing commercial products from HostAdvisor materials.
  • Upload the paid library to other platforms.
  • Share one membership as a public or team resource beyond your own authorized use.

You retain rights to your own property data, business information, and deal-specific outputs you create using HostAdvisor tools. HostAdvisor does not claim ownership over your data merely because a HostAdvisor tool processed it.

11. Account Sharing

Membership is intended for the individual account holder and their own hosting, rental, or investment activities. Whether household or business-team sharing is authorized is being finalized. For the Founding launch, membership is individual unless explicitly stated otherwise.

12. Intellectual Property

HostAdvisor content — including written articles, guides, calculators, worksheets, templates, systems, and product organization — is owned by HostAdvisor and protected by copyright and other intellectual-property laws. HostAdvisor does not claim ownership over third-party materials or facts merely because they are referenced.

13. Educational Disclaimers

13.1 Legal Disclaimer

HostAdvisor content may discuss leases, liability, LLCs, local regulation, guest policies, tenant matters, contracts, and short-term-rental regulation. This is educational information, not legal advice. Consult a qualified attorney for circumstances requiring legal advice.

13.2 Tax Disclaimer

HostAdvisor content may discuss deductions, depreciation, 1031 exchanges, estimated taxes, lodging taxes, and rental taxation. HostAdvisor does not provide individualized tax advice. Tax treatment depends on individual facts and current law. Consult a qualified tax professional where appropriate.

13.3 Financial / Investment Disclaimer

HostAdvisor discusses rental-property economics and investment analysis. Calculators are decision-support tools. Outputs depend on your inputs and assumptions. Past or modeled performance does not guarantee future results. HostAdvisor is not acting as an investment adviser through ordinary product use.

13.4 Regulatory Disclaimer

Short-term rental and property rules vary by municipality, county, state, country, HOA, condominium association, zoning district, and property type. Verify applicable current requirements for your specific property before acting.

13.5 Information Currency

HostAdvisor strives for useful, current information. However, laws, platform rules, taxes, fees, regulations, and product features may change. We do not guarantee that every educational resource is continuously current.

14. Ask HostAdvisor

Ask HostAdvisor is an AI-assisted product capability that provides educational guidance based on your hosting situation. It is not direct access to a specific advisor. It is not attorney, accountant, or financial-adviser representation. Answers may contain errors — verify important decisions independently. Do not submit Social Security numbers, bank credentials, passwords, full payment-card information, or other unnecessary sensitive information.

15. Acceptable Use

You agree not to:

  • Use HostAdvisor for illegal purposes.
  • Attempt unauthorized access to HostAdvisor systems or another user's data.
  • Share credentials or bypass access controls.
  • Scrape, bulk-copy, or extract protected content.
  • Disrupt or compromise HostAdvisor services.
  • Impersonate another person or entity.
  • Submit fraudulent transactions.
  • Redistribute or resell protected materials in violation of Section 10.

16. Suspension and Termination

HostAdvisor may suspend or terminate access for material abuse, including payment fraud, serious Terms violations, unauthorized redistribution, or security abuse. This is distinct from ordinary membership cancellation, which you control.

17. Changes to Service

HostAdvisor may evolve. We may add, remove, or improve resources, features, plans, or membership offerings. We do not guarantee perpetual availability of every individual resource. We will not make changes that effectively eliminate the value of your current subscription without appropriate notice.

18. Future Price Changes

Current pricing is set for the Founding Host launch. HostAdvisor may change pricing prospectively in the future. Price changes will not apply retroactively to your current billing period. Founding pricing is governed separately by Section 3.

19. Service Availability

HostAdvisor does not promise uninterrupted availability. We may experience maintenance, outages, provider outages, or software defects. We strive to provide a reliable service but do not guarantee 100% uptime.

20. Limitation of Liability and Warranties

The following provisions are drafts for attorney review and are not represented as certified legal protection.

HostAdvisor is provided "as is" without warranties of any kind, express or implied, including but not limited to warranties of accuracy, investment results, platform availability, regulatory information, or third-party services. To the maximum extent permitted by law, HostAdvisor shall not be liable for indirect, incidental, special, or consequential damages arising from your use of the service.

21. Governing Law and Disputes

The governing law, venue, and dispute-resolution mechanism (including whether arbitration applies) are being finalized. These provisions will be published before live billing begins.

22. Age Requirement

Because HostAdvisor involves contracts, property, payments, and hosting/investing activity, you must be at least 18 years old to create an account. By creating an account, you represent that you meet this requirement.

23. Changes to These Terms

We may update these Terms from time to time. If we make material changes, we will update the version number and effective date above. Prior versions will be preserved. If you have an active paid subscription, we will provide appropriate notice of material changes before they take effect.
