Preparing for Your First Airbnb Guest: The Final Guest-Ready Walkthrough
Clean is not guest-ready. The final walkthrough that removes surprises — test the lock, run the shower, and match the listing to the property.
The property is clean. That is good — and it is not enough.
Clean is not the same as guest-ready. A property can be spotless and still fail a guest: a lock that sticks, a shower that runs cold, a listing photo that shows a patio that is now full of storage. Being guest-ready means everything a guest will actually touch, use, and rely on works the way they expect — before they arrive, not after.
This lesson is the final walkthrough you do before your first guest. It is a one-time, careful pass, because your property has never been tested by a real guest. Later, once you have hosted, this becomes part of a repeatable turnover routine. For now, do it deliberately.
The idea: clean ≠ guest-ready
Cleaning removes dirt. Guest-readiness removes surprises. The guest does not care that you dusted; they care that the wifi password works, the door opens, and there is a second towel. Your walkthrough is about eliminating everything that could make a guest have to contact you for something basic.
So walk the property as the guest, not as the cleaner. Start outside and move inward, in the exact order a guest will experience it.
The final guest-ready walkthrough
Approach and exterior
- Is the entrance easy to find, and does it match your directions?
- Are the lights working? Would a guest arriving after dark be able to see where to go?
Entry and access
- Test the lock yourself. Open and close it. Does the code work? Is the key where you said it is?
- Do the directions lead to the door without guesswork?
Living space and comfort
- Is the temperature reasonable before arrival?
- Do the lights, blinds, and any appliances work?
Bathroom
- Run the shower. Is the water hot and the pressure normal?
- Are towels, toiletries, and toilet paper stocked?
Bedroom
- Is the bed made with the right bedding for the season?
- Is there somewhere to put a suitcase?
Kitchen
- Are the essentials present and obvious (glasses, mugs, plates, basics)?
- Does the coffee or tea setup actually work?
Supplies and restock
- Enough of everything for the number of guests booked?
- Anything the previous setup left depleted?
Safety
- Do the detectors have working batteries? Is the extinguisher where it should be? Is your emergency contact information visible?
Listing-accuracy match
- Compare the guest's expectations to reality. Does the property match the photos and description? If something changed, fix the listing or the property — never leave the mismatch.
A small welcome
- Something simple that says a person prepared this: a note, a local tip, a welcome touch. Not a gift — a signal.
Test, do not assume
The theme of this walkthrough is one instruction: test, do not assume. You know the code should work. Test it. You believe the shower is fine. Run it. Assumptions are where first-guest problems hide.
What not to panic about
- Perfection. You are not staging a show home. You are removing surprises.
- Small imperfections. A scuff or an older fixture is fine. A broken lock is not.
What to watch
- Access failures. Any doubt about entry is worth resolving immediately.
- Missing essentials. Anything a guest reasonably expects and cannot find.
- Listing mismatch. The gap between what you promised and what exists.
Where this goes next
The property is ready and the guest is informed. Now the moment that defines the whole stay arrives: check-in. Doing it well is the difference between a guest who settles in and a guest who starts their trip by troubleshooting your property.
Transition: The property is genuinely guest-ready. Now make the arrival effortless. → 100.7 — Your First Airbnb Check-In: What Should Happen?
