Your First Investment Property

Before you buy a property because it looks like a great Airbnb, learn how to evaluate the real estate, the economics, the operating strategy, and what happens when the plan changes.

The goal isn't to convince you to buy. The goal is to help you make a good decision.

What is this?

An 11-step guided path for evaluating a rental property before you buy — from the real estate itself to the numbers, risks, and operating options.

Who is this for?

Anyone thinking about buying a property for Airbnb or rental investing — whether it's your first property or you're evaluating a new deal.

What will I learn?

How to assess the property, the demand, the legal viability, the capital, the expenses, the economics, the strategy, the financing, and the fallback options.

What decision will this help me make?

Whether to GO, INVESTIGATE further, or STOP — a good decision, not necessarily a purchase.

The Mental Model

Property → Investment → Operating Strategy

Test 1

Property Test

Is this good real estate?

First, is the property fundamentally sound — regardless of how you operate it?

Test 2

Investment Test

Is this a good investment at this price?

Second, do the numbers work at the price you're paying?

Test 3

Strategy Test

What is the best viable way to operate it?

Third, is Airbnb / short-term rental the right operating strategy — or is there a better option?

If Airbnb disappeared tomorrow, would this still be real estate I would want to own at this price?

Step 1 · Orientation

What kind of investor am I trying to become?

Establish the mental model before you start looking at properties. Understand why revenue is not profit, why evidence matters more than story, and what kind of investor you are trying to become.

Step 2 · Property

Is this fundamentally good real estate?

Apply the Three-Test Framework and Four Pillars (Cash Flow, Appreciation, Durability, Risk) to assess whether the property is fundamentally sound — before worrying about how you'll operate it.

May break the deal

Property fundamentals fail? If the real estate itself is not sound, the operating strategy won't save it. You may not need to keep analyzing this property.

Step 3 · Demand

Why will people rent here?

Identify demand generators vs supporters vs assumptions. Build a Demand Map to understand whether people will actually rent here — before you rely on projected revenue.

Step 4 · Regulation

Can I legally operate the strategy I'm modeling?

Understand what needs to be verified before relying on STR revenue. Complete regulatory due diligence — because if you can't legally operate the strategy, the economics don't matter.

Investigate further

STR prohibited or unclear? If short-term rental isn't legally viable, investigate MTR or LTR alternatives — or stop. Don't build your economics on an unverified assumption.

Step 5 · Capital

How much cash do I really need?

The down payment is just the beginning. Estimate total cash across five buckets — Acquisition, Readiness, Launch, Operating, and Reserve — so you know what you actually need before you commit.

May break the deal

Capital requirement unsustainable? If you can't fund the full picture — not just the down payment — you may need a different property, different financing, or more time.

Step 6 · Expenses

What will this property actually cost me?

Underestimating expenses is the most common mistake in rental property analysis. Build a complete expense budget using the Expense Iceberg and Three Expense Views — monthly, annual, and long-term.

Step 7 · Economics

Does the deal actually make money?

Run the complete Property Economics Funnel — from price to cash to revenue to expenses to NOI to debt to cash flow to ROI to stress test. This is where the pieces come together.

May break the deal

Economics fail? If the deal doesn't make money even under reasonable assumptions, you may need to renegotiate the price, change the strategy, or walk away.

Step 8 · Strategy

Which rental strategy is best?

Compare STR, MTR, and LTR on net economics — not gross revenue. Use the Strategy Ladder and Strategy Spread to understand which operating model fits this property and you.

Step 9 · Financing

Does the financing leave enough breathing room?

Leverage amplifies both gains and losses. Assess financial breathing room — NOI, DSCR, break-even, and cushion — to understand whether the debt leaves you protected or exposed.

Step 10 · Exit / Resilience

What happens if Airbnb stops working?

Before you buy, plan what happens if STR demand falls, regulations change, or Airbnb itself becomes unavailable. Build an exit strategy and assess the property's resilience across five dimensions.

Step 11 · Decision

Should I proceed, investigate, or stop?

Use this complete pre-purchase due diligence checklist to synthesize everything you've learned into a GO, INVESTIGATE, or STOP decision. The goal of due diligence is not to produce a purchase — it's to produce a good decision.

The Decision

You've done the work. Now make the decision.

The goal of due diligence is not to produce a purchase. The goal is to produce a good decision. Review what you know, what you estimated, what you assumed, and what still needs verification.

GO

The material factors you need for your decision are sufficiently supported and the opportunity meets your requirements.

INVESTIGATE

A material unanswered question remains. You don't have enough evidence to decide — yet.

STOP

A material issue makes the opportunity unacceptable under your current criteria. Walking away from a bad deal is not failing the process — it means the process worked.

What kind of evidence do you have?

VERIFIEDYou confirmed this with a reliable source.
ESTIMATEDYou calculated this from reasonable inputs, but haven't verified the inputs.
ASSUMEDYou accepted someone else's claim without verifying it.

Don't buy the story. Buy the evidence.

Walking away from a bad deal is not failing the process. It means the process worked. A STOP decision is a successful outcome.

Bought the property?

Now turn it into a great Airbnb. If you've acquired the property and are ready to prepare, list, and operate it, Journey 1 will walk you through the next phase.
