Pre-Publication Checklist for Your First Airbnb Listing

Before you publish your listing, go through this checklist. It covers the things that matter most — the things that, if missed, can lead to bad first bookings, unhappy guests, or unnecessary stress.

This isn't about perfection. It's about making sure you've made the key decisions and are ready for guests.

The Checklist

Photos and Description

  • [ ] Photos taken in daylight — well lit, clean, uncluttered spaces
  • [ ] Multiple angles per room — help the guest understand what the space actually feels like
  • [ ] Every space the guest can use is photographed — bedrooms, bathrooms, kitchen, living areas, outdoor spaces
  • [ ] Shared areas clearly shown — if guests share a bathroom, kitchen, or living room, photograph it
  • [ ] Lead photo chosen deliberately — lead with the strongest image that best represents your property
  • [ ] Description written — important features, amenities, unusual characteristics, what guests should know before booking
  • [ ] Private vs shared clearly communicated — the guest should know exactly what they're getting

Amenities and Features

  • [ ] Amenities listed — Wi-Fi, parking, kitchen, TV, air conditioning, heating, etc.
  • [ ] Special features highlighted — anything that makes your property different or better
  • [ ] Amenities photographed — show the guest what's available

Rules and Expectations

  • [ ] House rules set — quiet hours, guest behavior, treatment of the property, special instructions
  • [ ] Rules are clear and reasonable — not so strict that they scare off good guests, not so loose that they invite problems

Pricing

  • [ ] Starting price researched — comparable Airbnb listings, hotels/motels, long-term rental rates
  • [ ] Carrying-cost sanity check done — understand your daily property cost and per-room target
  • [ ] Additional guest pricing considered — does the price change for extra guests?
  • [ ] Weekly/monthly discounts considered — if appropriate for your market

Check-In and Check-Out

  • [ ] Check-in method decided — self check-in (smart lock, lockbox) or in-person
  • [ ] Check-in instructions written — clear, step-by-step, what the guest does when they arrive
  • [ ] Check-out expectations communicated — time, what the guest should do before leaving

Cancellation Policy

  • [ ] Cancellation policy reviewed — understand the options and choose what works for you
  • [ ] Current Airbnb cancellation options verified — check Airbnb's help center for current policy options

Booking Preferences

  • [ ] How much interaction before confirmation? — decide how much you want to review or interact with a guest before a reservation is confirmed
  • [ ] Current Airbnb booking settings reviewed — review Airbnb's currently available booking settings and guest-related requirements when configuring your listing
  • [ ] Note: Guest verification and platform screening reduce some risk but do not eliminate it. Do not assume that platform verification alone makes a booking risk-free.

Calendar and Availability

  • [ ] Calendar configured — available dates set, unavailable dates blocked
  • [ ] Minimum/maximum stay settings reviewed — if applicable
  • [ ] Calendar rechecked — verify availability is correct before publishing

Host Account

  • [ ] Payout method configured — so Airbnb can send you your earnings
  • [ ] Tax profile completed — applicable tax information set up
  • [ ] Current platform steps verified — check Airbnb's help center for current payout and tax setup steps

Local Guidebook (Optional but Recommended)

  • [ ] Local recommendations started — restaurants, bars, shopping, attractions, activities
  • [ ] Special locations noted — anything unique to your area

Publish Is the Milestone

Publishing your listing is a real milestone. You've done the work and your listing is available to guests.

  • Get the important things right.
  • Complete the checklist above.
  • Publish when you're sufficiently prepared.
  • Don't wait indefinitely for perfection.
  • Continue improving photos, descriptions, pricing, rules, and operations after publication.

Publishing is not the end of the work — it's the beginning of learning from real guests. But it is the milestone that matters. Don't keep waiting for everything to be perfect. Get it good, publish, and improve from there.

What to Do After You Publish

Common Mistakes

Publishing without checking photos. Dark, cluttered, or incomplete photos lead to fewer bookings. Take the time to get this right.

Not configuring payouts before publishing. If a guest books and you haven't set up payouts, you may have problems receiving your earnings. Set this up first.

Forgetting about tax setup. Airbnb may require tax information. Don't wait until after your first booking to figure this out.

Setting a price without research. A price based on a guess — rather than market comparison and carrying-cost sanity check — often leads to either no bookings or leaving money on the table.

Not being clear about shared spaces. If guests share any space with you or others, make it obvious in the description and photos. Surprised guests leave bad reviews.
