Most problems are small

A late checkout, a noise complaint, a broken dish — these are not difficult guests, they are Tuesday. Handle them with a short, friendly message and move on.

The genuinely difficult guest

The patterns that actually cost you:

  • The uncommunicative arrival — no response to check-in instructions, then a complaint that access was hard.
  • The unauthorized extra guest.
  • The party risk — young booking, one-night stay, local area code.
  • The chargeback guest — disputes after a clearly-ruled damage claim.

A process that works

  1. Document everything. Screenshots of messages, photos of the space, timestamps.
  2. Stay neutral in tone. You are not the guest's friend or their parent. You are the host.
  3. Use the platform. Involve support early for serious issues; do not handle rule violations privately.
  4. Set the boundary once. A clear, kind message about the rule is usually enough. Repeated violations are a cancellation decision.

When to cancel a reservation

If a guest endangers the property, neighbors, or your license to operate, cancel through the platform. The short-term revenue is never worth the long-term risk to your ability to host at all.
