Stage 1: Set Your Hosting Goals
Before you list, get clear on why you're hosting and what success looks like.
- Define your goal: Extra income, covering the mortgage, or a full-time business?
- Set a target: How many nights per month do you want to book?
- Know your constraints: How much time can you dedicate per week?
- Decide your involvement: Hands-on host or co-hosted?
Stage 2: Prepare Your Property
Your property is the product. Make it guest-ready before you list.
- Declutter and depersonalize: Guests want a clean, neutral space
- Photograph-ready: Make beds, clear counters, open blinds
- Safety check: Install smoke detectors, carbon monoxide detectors, and a fire extinguisher
- Stock essentials: Fresh linens, towels, toilet paper, basic cleaning supplies

- Review your lease or HOA rules: If you rent or live in an HOA, confirm short-term rentals are allowed
- Insurance: Verify your coverage — standard homeowners insurance may not cover short-term rental activity. Consider a commercial policy or rider
- Tax: Understand your local occupancy tax (tourist tax) obligations — Airbnb may collect and remit in some jurisdictions
- Safety requirements: Install required safety equipment (smoke detectors, CO detectors, fire extinguisher, first aid kit)
- Emergency plan: Provide guests with emergency contact information and local emergency numbers
